Job Title: Head of Sales and Leasing (In‑Office, 11‑Hour Days, 5.5–6 Days/Week)
On target earnings: $72K+/yr, top performers can exceed $100K/yr
MHP Sales Manager helps mobile home park owners in the U.S. fill their vacant homes with qualified residents. We generate the leads, manage the conversations, schedule tours, and drive applications and move‑ins.
We’re early‑stage, backed by U.S. investors, and building a high‑performance sales culture. Everyone in the office is here to win. This is not a call center job. This is a chance to own a P&L‑critical function from the ground floor.
MHP Sales Manager is built by the same team behind BluePaperclip, a U.S.-focused CRM optimization and sales automation company.
The Role:
You will be the Head of Sales and Leasing, as a true player‑coach: you’ll both close deals yourself and build, manage, and coach the sales & leasing team.
Your mission:
Turn inbound renter/buyer leads into tours, applications, and move‑ins, and build the system and team that can do it at scale. 100% inbound leads (no cold prospecting).
Roughly:

60–70% of your time: on the phone / SMS / Messenger, actively working and closing leads.
30–40%: building and enforcing the leasing playbook, coaching reps, and owning the scoreboard.

You will be measured on:

Scheduled rate (tours scheduled per lead)
Show rate (tours that actually happen)

What You’ll Do:

Work from our office in Caracas ~11 hours per day, 5.5–6 days/week (including key weekend hours).
Respond to new leads within minutes during coverage hours via phone, SMS, and Messenger.
Qualify prospects, present available homes, and handle all sales and leasing objections.
Book, confirm, and remind for tours using a proven follow‑up cadence (double dials, multiple daily attempts, manual reminders night before / morning of).
Drive applications and move‑ins after tours; no lead left behind.
Keep CRM notes clean so no one falls through the cracks.
Build and refine scripts, objection handling, and lead‑routing rules (best leads to best closer).
Manage and develop the sales & leasing team: run daily meetings and weekly performance reviews, hold reps accountable to activity and results, and coach them using call reviews and metrics.
Rank reps by show rate, close rate, and call‑to‑close, and make decisions based on performance (who gets leads, who gets promoted, who is coached up or out).
Report weekly to the founder on pipeline, KPIs, hiring needs, and improvements.

Requirements:

5+ years in high‑intensity sales or leasing for U.S. markets (real estate, marketing agency, US software / SaaS, consumer finance, etc.).
3+ years managing a sales team (hiring, training, daily/weekly meetings, and holding people to targets).
Proven track record of hitting and leading teams to hit aggressive targets.
Comfortable with long hours and weekend work; you want to out‑earn everyone around you.
Coachable but opinionated: you can follow a playbook and help write a better one.
Must be able to work in‑office in Caracas; reliable, professional presence.

Compensation:

Compensation Target: USD $5,000+/mo at target performance ($4,000 base + performance commissions)
Base: Starting at USD $4,000/mo.
Ramp: In the first 3 months, we guarantee a minimum commission floor of $1,000/mo while the pipeline builds
Commission: Percentage of revenue per move‑in, structured so total comp at target equals roughly 10% of the revenue you and your pod drive, with upside beyond that for top performers.
On target earnings: $72K+, top performers can exceed $100K/yr
Equity: For top candidates who prove they can own and scale this function, we are open to discussing a meaningful equity stake
10 paid vacation days per year after probation
Daily in-office lunch and dinner provided
